• Planning Commission <br />2/4/03 <br />Information -page 2 <br />Analysis: <br />^ The City does not have the resources in 2003 to undertake a study process similar to the <br />lot coverage study and amendment process of 2002. <br />^ While the City Code did not have clear and adequate provisions for lot coverage, it does <br />currently have specific, clear restrictions on garage height. <br />^ While the lot coverage amendment recognized existing conditions and rendered only a <br />few properties non-conforming, creating a more limiting restriction on garage height <br />would make many existing garages in the city non-conforming. <br />^ Imposing a lower limit on garage height at this time would probably be perceived as a <br />hardship by residents who plan to replace old garages in the near future. They might feel <br />unfairly penalized by having waited to make this kind of improvement to their property. <br />More variance applications would certainly be made to the City. <br />ATTACHMENTS: <br />1.
