Reference source not found. <br />March 8, 2003 <br />Page 4 <br />• <br />Garage Floor Plan (AI.0) - No comments. <br />First Floor Plan for Seniors Housing (Al.l) <br />Very welcomed revision to the first floor plan at the northeast corner of the building: <br />there is now a direct connection from the corridor to the outside, to provide direct access <br />to and from the transit shelter/bus stop. <br />Second Floor Plan for Seniors Housing (A1.2) - No comments. <br />Third Floor Plan for Seniors Housing (A1.3) - No comments. <br />Exterior Elevations for Seniors Housing (A3.1) <br />^ The fireplace for the entry lobby has been repositioned to now be located at the southwest <br />corner of the building. This redesign appears to improve the function of the lobby, and is <br />an acceptable revision on the exterior facade, within the overall architectural program. <br />^ The stairway entrances to the porches on Arona Street have been redesigned and <br />narrowed to "read" as more private than the wider stairs shown on the previous submittal. <br />• This is a welcomed improvement. However, there may still be a security issue here, <br />especially for seniors. <br />^ There does not appear to be a signage plan for this Seniors Housing building, and there <br />should be. Signs should be provided on the Larpenteur facade/vehicle entrance from <br />Larpenteur Avenue, at the pedestrian courtyard entrance, and at the vehicle entrance on <br />Arona Street. <br />PLANNED UNIT DEVELOPMENT REVIEW <br />9-16.01 Purpose <br />The Planned Unit Development district are intended to permit flexibility of site design, the <br />conservation of land and open space through clustering of buildings and activities, and an <br />incentive to developers to plan creatively by providing density bonuses. <br />This Falcon Heights Town Square development proposal provides the required integrated <br />planning and architecture, central management, and joint use of parking and open space. <br />9-16.02 Required Use <br />PUD Zoning is required for all developments having two or more principal uses or structures on <br />a single parcel of land. <br />U <br />
