This should adequately address the safety issue <br />pointed out in my comments on the previous submittal. <br />^ It appears that a hydrant is located within the newly-provided loading area, creating a <br />potential safety issue. This should be re-examined. <br />Landscape Plan (L-1) <br />It appears that the planters located along the commercial frontages on Larpenteur Avenue <br />have not been repositioned to permit clear path for sidewalk snow plowing. <br />In previous submittal, there was an ambiguity in the pedestrian route from Arona Street <br />to the commercial uses, through the courtyard. The sidewalk plan for the courtyard has <br />been redesigned to more clearly guide the pedestrians. <br />New arborvitae plantings have been designated at the southeast corner of the <br />development to "seal off' access (to the "corridor" between the townhomes and the south <br />property line) from the Arona Street sidewalk. This is a welcomed improvement to the <br />public safety aspect of this project. <br />Garage and First Floor Overall Plans (AO-2) <br />^ Lobby area of the multi-family building has been redesigned to provide a more open and <br />direct route for users, especially on moving days. <br />2"a 3`a and 4th Floor Overall Plans (AO-3) - No comments. <br />Exterior Elevations (A3.1) <br />^ Some confusion over materials on West Elevation at Snelling: drawing appears to be <br />brick, however, the labeling indicates that this surface material will be cement plaster. <br />^ The roofline and parapet has been redesigned to be more bold and delineated, which has <br />added a very positive feature to the facade of the multi-family building. <br />^ The railing design for the balconies has been revised. This new design is in keeping <br />within the overall architectural program. <br />^ More windows have been added to the corner units (2"d, 3rd, and 4th floors) on the North <br />and West elevations, as well as a redesigned canopy for the commercial spaces on the <br />first floor. This is also in keeping with the overall architectural program. <br />Exterior Elevations (A3.2) <br />^ Materials on facades are not labeled. On previous submittal, the courtyard elevation <br />(looking west) of the multi-family building appeared to have more brick than now <br />appears on these new drawings. <br />• Exterior Elevations (A3.3) <br />^ Materials on facades are not labeled. <br />
