• Overhead garage doors need re-programmable garage door openers so that if someone <br />were to breach your security, residents' access codes could be changed quickly. <br />It is best to design garage-level elevator lobbies with views in to and out of them via <br />glass areas /windows so residents can see who is there before they enter. <br />Garage ceiling lights need to be located over the parking spaces, not drive lanes, to best <br />light the area. Painting garage walls and ceilings a light color (white) enhances lighting <br />reflectance. <br />Parking spaces should be assigned. <br />A locked storage room for bicycles is often a good idea rather than having them stored in <br />parking spaces or open areas, inviting theft. <br />Note: This is not a CPTED issue but a suggestion that works well in large unit buildings: <br />Provide grocery-style carts for unloading from the car and transporting items to units. <br />The garage-level elevator lobby may be enlarged to provide space for stacking carts <br />when not in use. <br />3. Residential Community Rooms /Lobbies / Storage Areas: <br />• We assume that community rooms will only be used by residents and not rented out to <br />outside groups. However, if they are rented out, restrooms need to be located and <br />accessed from the community room area without giving outside groups access to the rest <br />of the building. <br />Management offices are best located with a visual control of the entrance, lobby area, <br />community room, etc. For example, in the multi-family apartment building (2/A0.2), <br />move the mailboxes from the office wall and provide another window with a view of the <br />lobby, etc. Also, at the Senior Apartments (1/A1.1), the two entrances could be reduced <br />to one and an additional window located in the office, providing a better view of the <br />lobby, secured entrance, etc. The open staircase near the two-story lobby is an attractive <br />feature. We recommend that a door be added in the second floor corridor to control <br />access to units. <br />We recommend that the lobby areas have a door added in the corridor leading to <br />residential units to prevent access from the lobby to the rest of the building. <br />Storage areas on each floor are an excellent idea. The door to the general storage area <br />should be keyed separately and keys given only to the residents on that floor with lockers. <br />4. Residential Facades: <br />Units with their main entry from the outside will need security systems.
