9-6.01 <br />• PART 6. "R-3" LOW DENSITY MULTIPLE FAMILY RESIDENTIAL <br />DISTRICT-TOWNHOUSES <br />9-6.01 "R-3, Multiple Family. <br />Subdivision 1. Permitted Uses. No structure or land shall be used except for one or <br />more of the following uses: <br />a. Any permitted use as permitted in the "R-1" and "R-2" district and as regulated <br />therein. <br />Subdivision 2. Conditional Uses. No structure or land shall be used for the following <br />uses except by conditional use permit: <br />a. Any conditional use permitted in the "R-1" and "R-2" Districts except that <br />Town House dwelling unit density shall not exceed eight (8) units per acre. <br />b. Conversion or enlargement of existing homes to accommodate 1, 2, 3 or 4 <br />dwelling units. <br />Subdivision 3. Permitted Accesso Uses. The following uses shall be permitted <br />accessory uses: <br />• a. All accessory uses as permitted in the "R-1 ", "R-2" Districts. <br />b. Conversion or Enlargement as required by terms of a conditional use permit. <br />c. Town houses (not exceeding 8 dwelling units per acre). See performance <br />standards as permitted in Section 9-14.01. <br />Subdivision 4. Off-Street Parking and Loading. <br />a. Regulation ofoff-street parking and loading spaces in this Code is to alleviate <br />or prevent congestion of the public right-of--way and to promote the safety and <br />general welfare of the public by establishing minimum requirements for off-street <br />parking, loading and unloading from motor vehicles in accordance with the <br />utilization of the various parcels of land and structures. <br />b. Permits prior to effective date -structures or uses for which a building permit <br />has been issued prior to the effective date of this Code but for which work has not <br />been completed shall be exempt from the hereinafter stated parking requirements <br />if the structure is completed within six (6) months after the effected date of this <br />Code. <br />• c. Surfacing and Drainage. Off-street parking areas shall be improved with a <br />durable and dustless paved surface consisting of asphalt, concrete, or a reasonable <br />substitute surface as approved by the city engineer and capable of carrying <br />2 <br />
