• VARIANCE TIMELINE <br />Prior to the month of the public hearing <br />• <br />• Applicant discusses variance request with City staff to determine whether there are options <br />that do not require a variance. <br />• If applicant decides to apply for variance, applicant obtains forms, fee information and <br />instructions (including deadlines) from staff. <br />• Application submitted with all supporting documents; non-refundable fee paid. The City is <br />bound by statute to act on the request within 60 days. The City may extend this to 120 days. <br />Month of public hearing <br />Hearing Day minus 22 days Application deadline <br />(Monday) <br />Hearing day minus 19 days Legal notice for public hearing is due at the Roseville Review <br />(Thursday) by noon for publication <br />Hearing day minus 18 days Legal notice of the public hearing is mailed to all owners of <br />(Friday, or the following property within 350 feet of the property for which a variance is <br />Monday) sought. <br />Hearing day minus 14 days Legal notice of the hearing is published in the Roseville Review <br /> <br />(Tuesday) , <br />the City's official newspaper <br />Hearing day (Tuesday) The hearing is held before the Planning Commission at it's <br /> regular meeting on the fourth Tuesday of the month. <br /> After the hearing, the Planning Commission considers the <br /> variance request and makes a recommendation to the City <br /> Council <br />Hearing day plus 1 (Wednesday) The Planning Commission's recommendation is passed on to the <br /> City Administrator and placed on the City Council Agenda for <br /> one of the two meetings in the following month <br />Month after the public hearing <br />The City Council considers the variance as a policy item at its meeting on the second <br />Wednesday of the month (or, if there is no room on the agenda, at the meeting on the fourth <br />Wednesday of the month. Generally the fourth Wednesday is still within the 60 days. <br />o In some months the Council meets the day after the Planning Commission <br />meeting. However, it is usually not possible to get the variance on this agenda. <br />If the Council approves the variance, the applicant may then apply for the appropriate <br />building permit. Unless other conditions are specified in the variance, work must be begun <br />within one year from the granting of the variance. <br />
