6. Future Land Use • <br />In summary, the City of Falcon Heights does not expect large scale changes in land use <br />by 2030. Redevelopment will be market-driven and is most likely to be concentrated <br />along Larpenteur Avenue on sites that are presently zoned for either business or multi- <br />family residential use. The map below is based on assumptions that have been outlined in <br />this section. <br />• The University of Minnesota will not convert any of its land to private use and <br />development. <br />• The State Fair will continue to use the full extent of its present land for its <br />institutional purposes. <br />• Owners of residential properties on Tatum Street will combine their back lots north of <br />Lindig street, now designated as "vacant," with their street front parcels, and those <br />parcels will be reclassified as single family residential and kept as a natural area. <br />• The market will encourage redevelopment of larger commercial properties along <br />Larpenteur Avenue. The City will guide this redevelopment toward higher density <br />residential use, including mixed use, of no less than 28 units per acre. <br />• Existing single-family neighborhoods in Falcon Heights will continue to be highly <br />valued places to live. <br />• There will be demand for additional transit-oriented housing close to Larpenteur <br />Avenue. <br />• There will be increasing public demand for redevelopment that supports pedestrian • <br />and non-motorized access to shopping and public amenities in the city. <br />• The City of Falcon Heights will carry out in-depth studies of both the Snelling and <br />Larpenteur Corridors after this plan is adopted and amend the plan, if appropriate. <br />Future land use in Falcon Heights is shown in the following maps and table. <br />• Figure 13: Planned Land Use 2020 from the last Comprehensive Plan <br />• Figure 14: Planned Land Use 2020, revised according to this chapter <br />• Figure 15: Planned Land Use 2030 <br />Figure 16: Planned Land Use, summary map 2008 - 2030 <br />Table 14: Future Land Use <br />In Figures 13, 14 and 15, the following definitions apply: <br />• Low Density Residential: 0 to 8 units per acre, single family homes <br />• Medium Density Residential: 8 to 12 units per acre, including attached single family <br />• Multi-Family Residential: 12 to 30 units per acre.
