Dwelling unit types may include <br /> "typical" detached one-family homes, duplexes, quads, <br /> patio homes, townt-omes, "zero lot line" developments <br /> and similar housing types but not including "multiple" <br /> dwelling structures (apartments, condominiums, or <br /> others containing more than seven (7) dwelling <br />units <br /> . <br />attached or cont;:rined in one principal building). <br /> Lath home constructed per 10,000 sq. ft. of net land <br /> area "contributes" about 4,000 sq. ft. of land <br /> credit. or justification for the next higher density <br /> in the transitional density concept suggested here. <br />2) Land located beyond (to west and south) the above <br /> noted but not more than 500 feet from the north and <br /> east property lines. <br /> Dwelling unit density within this area shall not ex- <br /> teed one (~) dwelling unit per 6,000 sq. ft. of net <br />' residential land (as herein defined but also excluding <br /> 20% of the land if' extensive private access drives <br /> or streets are utilized in-lieu-of public streets). <br /> • <br />Structural (building and paving) coverage shall not <br /> exceed 40% of the net residential land.
