HEADLEY <br />Re: Village of Falcon Heights Planning Commission <br />Meeting, April 3, 1963 <br />Dear Mr. Plant: <br />At the present time I do not plan on being at the Planning <br />Commission meeting April 3, 1963. <br />I have reviewed the matters under consideration at that <br />meeting, and call to the attention of the Planning Commission the <br />following provisions of Ordinance No. 6~+, which may be of some <br />assistance to you in your discussions and deliberations: <br />1. The property located at the northeast corner of Tatum <br />and Larpenteur Avenue is presently zoned R-3. The principal prob- <br />lem before the Planning Commission will be to determine whether <br />the proposed project complies with the regulations of the Village <br />of Falcon Heights relating to multiple dwelling units. The property <br />is presently zoned R-3 and of course can be used for multiple dwell- <br />ing purposes. <br />2. The property adjacent to Weberts cottage proposed to be <br />used as a used car lot is presently zoned B-2. Section 11.26 of <br />Ordinance No. 6~+ provides that within a B-2 retail business district <br />property may be used for a used car sales lot as a conditional use. <br />Section 16.5 of said Ordinance provides for granting condi- <br />tional uses. Section 16.5 (6) provides that the recommendations of <br />the Planning Commission with relation to the effect of the proposed <br />use upon the health, safety and welfare of the community, existing <br />and anticipated, traffic conditions, including parking facilities <br />on adjacent streets, and the effect of the proposed use on the Village <br />
