Grove- <br />The following information is submitted on the above subject location as per your <br />request. <br />The request has been reviewed in conjunction with the existing zoning ordinances <br />of the Village. In addition traffic counts were made in the general area in an <br />attempt to assess the nature and volume of the existing traffic. Plans that were <br />submitted by the owner were checked as to utility services, physical set-backs, <br />street access and other features. <br />Existing sewer and water lines were found to be correct as shown on the plans <br />submitted and it was also determined- that these facilities are adequate to satis- <br />factorily serve the proposed facilities if the project were to receive the approv- <br />al of the Council. <br />Set-backs on the proposed building are within the limits established in the zoning <br />ordinance. The fence as shown along the south property line adjacent to the alley <br />could prove a detriment because of snow problems in the winter, Since this facil- <br />ity abuts R-1 residential property it would be desirable to screen the proposed <br />facility, however the proposed fence will cause a snow trap and in addition make <br />plowing of the alley quite difficult since there would be no snow storage space <br />along the entire length of the fence. <br />The location proposed for this facility is at the intersection of two heavily <br />traveled streets. Observation of comparable facilities has shown that during the <br />cold months of the year a considerable amount of water vapor escapes in the form <br />of fog or steam each time the doors open. Because of the close proximity of the <br />proposed facility to the alley and the streets this problem could possibly be a <br />detriment to vehicular safety. <br />The additional traffic generated by the proposed facility could also cause a <br />problem on the two heavily traveled streets. The existing entrance on the north- <br />east corner of the property is already too close to the intersection since~a <br />- 1 - <br />
