Schunlcht <br />Midway Constructr:on <br />Larpenteur AvenuE; ' <br />Falcon Heights, Minnesota <br />File 6044 <br />Gentlemen: <br />We have reviewed the above. subject plans, as requested by the Falcon Heights <br />Village council at the meeting of Thursday, October 26, 1972. <br />This plan is basically the same plan as submitted by Mr. Arthur Jurgenson and <br />reviewed as reported in our letter of May 20, 1970 with the exception that <br />one apartment has been deleted and in its place is a roof patio deck. The <br />present plans are more eomplete in that several detail sheets are included, <br />however, such items as heating, ventilating, duct work, electrical circuiting, <br />etc. are not included. We have not reviewed the plans as the building but <br />rather to determine compliance or non-compliance with the zoning ordinances. <br />It is recommended that the plans be submitted to the Building Inspector, the <br />Plumbing Inspector and the Electrical Inspector for approval prior to granting <br />a building permit to assure complete compliance with the Uniform Building Code, <br />the State Plumbing Code and the State Electrical Code. It is also suggested that <br />such things as the roof top wood deck be carefully reviewed for safety and poss- <br />ible fire hazard if used for outdoor cooking. <br />The plan is signed by a Mr. James W. Fischer as a professional engineer, Minne- <br />sota registration Number 7948. <br />Following are our findi-~gs in accordance with Ordinance to. 54t <br />1. The site location is presently zoned B1A -Limited Business and <br />Processing District. Therefore a conditional use permit would be <br />required. <br />2. The height of the proposed apartment building shown is 26'-1d-7/8", <br />three story. <br />3. Total land area involved is 25,823.11 sq.ft. or 0.5928 acres. <br />4. The plans call for 17 single bedroom units therefore the total lot <br />area required based on the ordinance requirement of 1500 sq.ft. per <br />unit is 25,500 sq.ft., which is just 323.11 sq.ft. less than the <br />land area provided. <br />Page 1. <br />
