The Certificate of Survey we reviewed was dated May 7, 1993, and was prepared by <br /> Robert B. Sikich, a Registered Land Surveyor with Pioneer Engineering. <br /> 2. The area is zoned R-1 which is a one -family residential district requiring a minimum lot <br /> size of 10,000 square feet, 75 feet of frontage, 30 -foot front yard setback, and a 5-foot <br /> side yard setback. Both lots will have the minimum Iot size and front footage. The <br /> existing lot meets the setback requirements. <br /> 3. The City should require a topographic survey of the existing conditions on the property <br /> being split and overlapping into the adjacent properties. The new lot being created should <br /> have a proposed grading plan with the house pad elevation shown, drainage arrows, and <br /> spot elevations showing how the new lot will handle the surface drainage. All drainage <br /> should be directed down lot lines. <br /> 4. Additional street easement will be required along Lindig Street. Easement has been given <br /> from the lots to die north and south of this property. The survey should indicate these <br /> easements and show how they will match the adjacent properties. The surveyor should <br /> determine if the easements on either side of this property were deeded to the City or <br /> given as easements, which will affect the proposed setback of the house. <br /> The survey must show the adjacent houses and their setback from the property line. <br /> 5. Planning and Development Ordinance 9 -17.04 Subdivision 4 requires drainage and utility <br /> easements along lot lines. We recommend a 10 -foot easement from the proposed front <br /> property line on each lot, a 10 -foot easement centered on the property line dividing the <br /> two lots, and a 5 -foot easement along the side lot lines. <br /> 1959 SLOAN PLACE, SUITE 204 ST.
