EASEMENT <br /> For good and valuable consideration, Regents of the University <br /> of Minnesota, a Minnesota constitutional educational corporation <br /> "University as fee owner, and the City of Falcon Heights, a <br /> Minnesota municipal corporation, as tenant, hereby grant, convey <br /> and quit claim unto the City of Falcon Heights, a Minnesota <br /> municipal corporation (hereinafter "Grantee an easement for <br /> utility, drainage and sidewalk purposes over, under and across that <br /> part of the following described parcel of land in the City of <br /> Falcon Heights: <br /> That part of the North half of the Northeast Quarter of Section 20, Township 29, Range 23, <br /> Ramsey County, Minnesota, which lies within a strip of land 5.00 feet in width, the West line <br /> of which is parallel to and distant 25.00 feet East of the following described line: <br /> Commencing at the Southeast corner of the Northwest Quarter of the Northeast Quarter <br /> of said Section 20; thence Westerly, a distance of 15.00 feet, along the South line of <br /> Auditor's Subdivision Number 71, according to said plat on file and of record in the <br /> office of the County Recorder, Ramsey County, Minnesota, to the point of beginning of <br /> said line to be hereinafter described; thence Northerly, parallel to the East line of said <br /> Auditor's Subdivision Number 71, a distance of 517.20 feet; thence Northerly a distance <br /> of 121.73 feet, along a tangential curve concave to the East having a radius of 459.28 <br /> feet and a central angle of 15 degrees 11 minutes 09 seconds; thence Northeasterly, <br /> tangent to the last described curve, a distance of 3.51 feet; thence Northerly a distance <br /> of 121.73 feet, along a tangential curve concave to the West having a radius of 459.28 <br /> feet and a central angle of 15 degrees 11 minutes 09 seconds; thence Northerly, tangent <br /> to the last described curve, a distance of 155.00 feet to the Southerly line of the <br /> Condominium Plat of Condominium Number 264, 1666 Coffman, A Condominium, <br /> according to said plat on file and of record in the office of the County Recorder, Ramsey <br /> County, Minnesota. <br /> Said strip of land is to extend by its full width from the Northerly line of Lot 13, Block <br /> 1, Auditor's Subdivision Number 90, according to said plat on file and of record in the <br /> office of the County Recorder, Ramsey County, Minnesota, to said Southerly line of the <br /> Condominium Plat of Condominium Number 264, 1666 Coffman, A Condominium. <br /> Along with a temporary construction easement over the <br /> following described land for constructing sidewalks, <br /> drainage and utility improvements over, under and across <br /> the above described permanent easement area: <br />
