We believe this <br /> addresses the concerns of sections a and b. <br /> In order to continue to remain living in this house and continue <br /> to enjoy living in this Falcon Heights neighborhood, it is <br /> necessary that we add a bathroom with a therapeutic whirlpool tub <br /> on the one floor. This means that the garage must be converted <br /> to a den (family room) with bathroom. This, of course, <br /> necessitates the construction of a new (two -car) garage (section <br /> c) <br /> This garage must be attached to the living areas of the house <br /> because of my fiance's disability: he must not risk walking on <br /> wet pavement or snow or ice to go from a detached garage into the <br /> house because of the substantial risk of harm which would result <br /> from a fall. In addition, it appears that the dimensions of a <br /> detached garage would be two feet smaller than the dimensions of <br /> the proposed attached garage because of the set -back requirement. <br /> My fiance's disability makes entering and exiting cars difficult, <br /> and he needs the wider dimension to safely enter and exit the <br /> car. To require the smaller garage would cause substantial <br /> difficulty. Thus, to require a detached garage under these <br /> circumstances would work a particular hardship, not a mere <br /> inconvenient (section g). <br /> We are in no way seeking financial gain in requesting this <br /> variance. Quite the contrary, as the value of the property would <br /> not be substantially increased: the remodeling is geared <br /> specifically to our needs and is not uniformally attractive to <br /> prospective buyers. Indeed, we are seeking this remodeling <br /> precisely because we do not intend to sell the house for many, <br /> many years. Again, it would be a substantial hardship to us if <br /> the variance was denied (section h). <br /> Therefore, we request that a variance be granted, and that we be <br /> allowed to construct an attached garage.
