2. Simplification. The current code states that garages accessed from alleys can <br /> be one foot from the property line if three conditions are met. One of these <br /> requirements is "within the rear 20% of the lot After reviewing the plat map <br /> and working with property owners in the Northome neighborhood where this <br /> predominantly applies, staff recommends that this be changed to the rear 28 <br /> feet of the lot. It accomplishes the same thing and is easier for everyone to <br /> understand, especially for a homeowner reviewing the city's summary of zoning <br /> requirements as he or she plans for a new garage. <br /> 3. Sidevard setbacks. Over the past few years there have been a few variance <br /> requests in the 5 foot sideyard setback requirement in order to construct a new <br /> detached garage replacing an existing detached garage that is located at less <br /> than a 5 foot setback. This is most notable in the northeast quadrant area <br /> where lots are usually 60 to 65 feet in width. Rather than require these <br /> homeowners to go through the variance process to build a new detached <br /> garage at the same setback as their existing garage, the commission is <br /> recommending that the code be revised to permit these new garages to be <br /> constructed at the existing garage setback if it is not less than two feet from <br /> the sidelot line. <br /> These revisions address the necessity of keeping a distance between the <br /> principal structure on the nearest adjoining property and the new garage so that <br /> a new garage isn't right next to a neighbor's family room window or a similar <br /> situation. <br /> ATTACHMENTS: <br /> 1 Proposed revisions to the zoning code <br /> 2 Memo from the planner to the planning commission <br /> includes photos of new garages in the city <br /> ACTION REQUESTED: <br /> 1.
