gito ugrEpo gromuerompouerommouevesupo LI <br /> Meeting Date: 9/14/94 <br /> Agenda Item: P 6, <br /> CITY OF F ALCON HEIGHTS <br /> REQUEST FOR COUNCIL CONSIDERATION <br /> ITEM DESCRIPTION: Proposed amendments to Chapter 9 Section 2.04 <br /> Subdivision 1 c. of the zoning code related to the height <br /> and setback of detached garages. <br /> SUBMITTED BY: Planning Commissi <br /> REVIEWED BY: Susan Hoyt, City Administrator <br /> Carla Asleson, Planner <br /> Peter Bachman, City Attorney <br /> EXPLANATION /SUMMARY: (prepared by Susan Hoyt) <br /> Over the past four months the planning commission reviewed the requirements <br /> governing the placement and height of detached garages in the city to determine <br /> 1)what the appropriate maximum height is for this city, 2) to simplify some existing <br /> language and 3) to eliminate the need for a variance in the sideyard for replacement <br /> garages in some sections of the city. <br /> The results of this review lead to the following recommendations: <br /> 1. Height. The current height requirement that permits a detached garage to be as <br /> tall as the principal structure be amended with additional language specifying <br /> that a maximum height of eighteen feet with a 4 foot (vertical) to 1 foot <br /> (horizontal) or a maximum height of 12 feet if the roof slope is Tess than 4:1 be <br /> permitted. <br /> This change is recommended because the commission felt that a detached <br /> garage that is two stories high would be out of character with the scale of <br /> surrounding structures even if it was the same height as the principal structure <br /> on that property. <br /> Staff studied building permits for garages over the past five years and toured <br /> the city and found that all garages fell within the eighteen foot height limit. <br /> The maximum of 12 feet for a flat or low grade roof assures the city that the <br /> structures will be in scale with surrounding structures. <br />
