The Planner noted that the applicant still <br />needs to verify the type of storage as well as its size and height. <br />Allan asked if Auto Rescue will be renting part of the building. Rossow <br />replied that they will rent a portion of the 3164 Ryan Lane building. <br />Rossow reported that the previous CUP for 3164 Ryan Lane was specific <br />to bus storage, therefore, there is the need to update the CUP. Rossow <br />noted that he owns the adjacent property at 194-196 Ryan Lane and <br />described changes that would be made in the landscaping in front of the <br />fence that spans the two properties. Rossow pointed out that three parking <br />spaces will be added outside the fence area on 3164 Ryan Lane for the <br />customers of Auto Rescue. <br />Keis asked about the continuation of the shared driveway for these two <br />properties. Rossow pointed out that there are some site limitations given <br />the properties are on a cul-de-sac and there is only 60 feet of fiā€¢ontage. <br />Rossow reported that this is one of the reasons her purchased 194-196 <br />Ryan Lane. <br />The City Planner pointed out that the shared driveway is a convenience for <br />the two properties, however, the site plan for 3164 Ryan Lane stands on its <br />own. The Planner noted that if Lee Rossow sold 194-196 Ryan Lane, both <br />properties would have to work independently of each other. <br />Blesener asked about the Minnehaha Bus Company usage of the site. <br />Rossow reported that he rents a portion of the building to Minnehaha Bus <br />Company and they will typically have four buses and four cars stored <br />outdoors. Rossow reported that in the summer months, they will have <br />approximately 12 buses in the garage as they will be doing their summer <br />maintenance. Rossow noted that the bus company storage area is labeled <br />as area #3 on the site plan. <br />Blesener asked if 20 foot drive aisles in the outdoor storage area worked. <br />Rossow replied that it did. Blesener asked if three parking spaces for Auto <br />Rescue customers was enough. Rossow reported that Auto Rescue was <br />comfortable with the three spaces, and noted that, if necessary, there are <br />an additional nine spaces behind the fence that can be utilized for <br />customer parking. There are an additional eight parking spaces in front of <br />196 Ryan Lane. <br />Keis asked how many cars would fit in the Auto Rescue outdoor storage <br />area (#2 on the site plan). Rossow replied that there is space for 200 <br />vehicles, but noted that Auto Rescue has never had more than 45 vehicles. <br />4 <br />
