February 3, 2005
Meu~bers of the ]?lanrin ;Commission
City of Little Canada
515 Little Canada Road
Little Canada, NIN 55117
RI/: Ramsey/Washington Metro Watershed District Project
With regard to the proposed Watershed Project, we would Like to offer the following
comments:
Screening -the Public "Loring District requires that parking areas be screened
from view of the public right-of--way. It does not appear fi om the site plan that the
parking area is screened from Noel Drive, and we would request the Watershed be
required to comply with this Code requirement.
Outdoor Storage -the Watershed has indicated they have one boat and fom'
trucks. The proposed garage can accommodate indoor storage of the boat and two oPthe
trucks. Therefore, the remaining two trucks would be stored in the paii<ing lot on
evenings and weekends. Should the parking lot be adequately screened, the two trucks
would not be visible from the street. Without adequate screening, and i{'these trucks are
visible from Noel Drive, we would request that no outdoor storage be allowed.
Side Yard Setbaclz from a Public Right-Of-Way -The majority of the City's
zoning districts require an increased side yv'd setback for a side yard abutting a public
right-of-way- Ouly the B-2, B-W, and P Districts do not, and we believe that this is an
oversight/defieieucy in the City Code- See below listing of side yard setbacks from
public rights-of--way:
R-1 - 30 feet
R-2 - 30 feet
R-3 - 30 feet
R-B - 30 feet
B- l - 40 feet
B-2 - no provisiai
B-3 - 40 feet
B-4 - 40 feet
B-W - no provision
B-I -- 40 feet
I-1 - 40 feet
I-2 - 40 feet
1-P - 40 feet
P -- no provisio^
