The Watershed is proposing a 15 foot side yard setback for (heir proposed building from <br />the Noel Drive right-of way. We would request from a public safety standpoint that the <br />City require an increased setback from the side yard abutting Noel ,Drive. Given the <br />building will be located on what essentially is a corner, an increased setback will improve <br />trafpe visibility. it is our beliefthat to place a building 15 feet from the right-of--way in <br />this very tight area is too close and will create an unsafe situation. <br />There is also the potential that the Watershed could sell this building at some point in the <br />future. To sell to anon-public entity would require a rezoning of the property, likely to <br />General-Business (B-3). "Che result would be that the 15-foot side yard setback would be <br />non-conformity in the B-3 District. <br />The Watershed has options for providing for this increased setback. Some of those <br />would include pushing the building back, tightening up Che "V" in the design of the <br />building, reducing the width of the board room and all purpose room, or a combinaCion of <br />these. <br />We realize the property's size and shape makes it challenging to develop, but we would <br />point out the Watershed is proposing a lot of building on this unique property.
