MINUTES <br />PLANNING COMMISSION <br />APRIL 14, 2005 <br />Duray asked the status of a green shed located on the property. Nelson <br />replied that the shed is noC on his property, but the adjacent lot. <br />Rheaume asked what materials will be used in the construction of the <br />garage. Nelson replied that the garage will match the house and consist of <br />brick and stucco construction. <br />Rheaume noted that the property address is LaBore Road, but the house <br />actually faces Keller Parkway. Nelson indicated that the house originally <br />had access to Keller Parkway, but that access was changed many years <br />ago to LaBore Road. <br />Duray asked the size of the proposed garage. Nelson reported that he was <br />not yet sure, but noted that the total of the two garages would not exceed <br />1,500 square feet. The City Planner indicated that given the size of the <br />property, total garage space up to 1,500 square feet would be acceptable. <br />Duray asked if screening should be required. The City Planner indicated <br />that the City can require screening, however, given the significant setback <br />from the street he did not believe screening was necessary. <br />There was no one from the general public present wishing to comment on <br />Yhis matter. <br />Wojcik recommended approval of the Conditional Use Permit to allow <br />two garages on a property as well as total garage space not to exceed <br />1,500 square feet, subject to compliance with the recommendations of the <br />City Planner as outlined in his report dated April 12, 2005 and subject to <br />the appearance of the new garage being similar to the principal structure. <br />Motion seconded by Weihe. <br />Motion carried 5 - 0. <br />PROPERTY Joe Klein, Hillcrest Development, appeared before the Commission <br />DIVISION - requesting the subdivision of a property into two lots. Klein described <br />3250 SPRUCE the location of the property along County Drive and Spruce Street. He <br />STREET - reported that Hillcrest Development purchased the property a few years <br />HILLCREST ago and currently leases the building on the adjacent lot to Orius <br />DEVELOPMENT Corporation. Their lease expires in July, and Hillcrest is considering <br /> selling that lot as well as the adjacent property. Hillcrest is preparing this <br /> property for sale, therefore, would like to subdivide the vacant lot into two <br /> parcels. <br />-2- <br />
