MINUTES <br />PLANNING COMMISSION <br />MAY 12, 2005 <br />The Planner suggested one option would be if the City decided to allow <br />outdoor stogy age in side yards abutting public streets. This would require <br />McGough to purchase Che entire site (3250 Spruce Street as well as the <br />property that was just recenCly subdivided by Hillcrest Development), <br />combine the lots into one and the front yard for 3250 Spruce Street would <br />become Country Drive. This option places the outdoor storage in the side <br />yard rather than the front yard of the property. <br />Gleekel indicated that the other option would be to grant a variance given <br />that the City required this outdoor storage area to be blacktopped at <br />significant expense. Gleekel indicated that McGough will want the <br />outdoor storage to remain in Che same location. <br />Rheaume asked how the front of a building is determined. The City <br />Planner indicated that the front of a building is the streeC footage Chat has <br />the least length. <br />The Planner pointed out that another option is to limit outdoor storage to <br />the rear yards of properties only, but that would prohibit all outdoor <br />storage in side yards. <br />Duray stated that he preferred to see no outdoor storage in side yards for <br />any new development. Wojcik felt that the current ordinance provision <br />was fine as is. Knudsen felt that the current ordinance provision was fine, <br />and felt that the McGough issue should be dealt with on a variance basis. <br />The Planner reviewed item #9 with no changes proposed. He also <br />reviewed item #10 and no changes were proposed. <br />Knudsen summarized the Commission's response to the Planner's report, <br />and it was noted that changes were proposed for item #3 only. Those <br />changes were to provide for additional screening where there is a <br />significant amount of materials and equipment exceeding the 8-foot fence <br />height. <br />Knudsen recommended amending the Zoning Code relative to outdoor <br />storage in the Industrial Park District (I-P) as discussed this evening with <br />the only change relating the additional screening will be required of <br />equipment and materials exceeding the height of the screening fence. <br />Motion seconded by Wojcik. <br />Motion carried 6 - 0. <br />-10- <br />
