MINUTES <br />PLANNING COMMISSION <br />JUNE 9, 2005 <br />Motion carried 6 - 0. <br />Barraclough recommended approval of a Conditional Use Permit for an <br />accessory storage building in anon-conforming mobile home park to <br />allow a 10-unit metal garage/storage building in Terrace Heights Mobile <br />Home Park at 2442 Rice Street subject to the following: <br />o Foundation allowed can be a concrete slab as proposed; <br />o Garages to be one building with astepped-down roof line <br />to accommodate the change in grade; <br />o Building to be allowed to have a metal roof consistent with <br />the plans submitted; <br />o The lower portion of the building to be faces with pseudo <br />brick or stone on the Chree sides without overhead garage <br />doors; <br />o Remainder of the building allowed to be sided in ribbed, <br />vertical metal siding; <br />o Compliance with the Ordinance provisions as amended this <br />evening; <br />Motion seconded by Wojcik. <br />Motion carried 6 - 0. <br />For the record, Knudsen summarized that the Commission did not want to <br />elevate the standard of accessory building within this non-conforming use <br />to a level that would be out-of-character with the surrounding area within <br />which it would be located. Knudsen also noted that in recognizing this <br />non-conforming use and the fact that it might be discontinued one day, <br />allowing the garage as recommended would not create a huge burden in <br />taking it down when the property redevelops. <br />ZONING & The City Planner indicated that as part of the 2005 Goals, the Council has <br />SUBDIVISION directed an update of Zoning and Subdivision Codes as well as the <br />CODE UPDATES adoption of enviromnental regulations. The Planner reported that he <br />would be submitting a work scope to the Council to accomplish this goal. <br />He also suggested that the Commission begin its own review of the <br />Zoning and Subdivision Codes identifying areas they feel need attention. <br />The Planner noted that the Commission will begin this work over the next <br />few months. <br />Knudsen recommended that Zoning Code and Subdivision Code revisions <br />as well as consideration of environmental regulations be tabled at this <br />time. <br />-6- <br />
