MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />JULY 14, 2005 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 14th day of <br />July, 2005 in the Council Chambers of the City Center located at 515 <br />Little Canada Road in said City. <br />Chair Dan Knudsen called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION: <br />ALSO PRESENT: <br />Mr. Dan Knudsen <br />Mr. Tom Duray <br />Mr. Scott Barraclough <br />Mr. Gary Rheaume <br />Mr. Tom Wojcik <br />Ms. Katie Socha <br />Mr. Steve Grittman, City Planner <br />Mr. Brandon Rickert, Cable TV <br />Ms. Kathy Glanzer, City Clerk <br />MINUTES The June 9, 2005 and June 16, 2005 Planning Commission meeting <br />minutes were approved as submitted. <br />PROPERTY Mr. Scott Barraclough, realtor representing Carol Berglund, appeared <br />DIVISION - before the Commission requesting the division of 2545 Edgerton <br />2545 Street into two single-family lots. Barraclough reported that the <br />EDGERTON Ms. Berglund's parents built the house at 2545 Edgerton Street in <br />STREET - 1948 and subsequently bought the adjacent single-family lot. The two <br />BERGLUND lots were then combined for tax purposes. Ms. Berglund's parents have <br /> now passed away, and she would like to subdivide and sell the property. <br /> Barraclough presented a survey of the proposed property division, <br /> pointing out that the house will have a setback of 10.18 feet from the new <br /> property line. Current City ordinance requires a minimum of 7.5 feet <br /> setback on side yards, and 5 feet for houses built prior to 1980. <br /> Barraclough noted that the garage along the south property line only has a <br /> 2.97 foot setback. This property line is not being changed. <br />Knudsen asked for an explanation of the 5 foot setback for houses <br />constructed prior to 1980. The City Planner reported that at the time side <br />yard setbacks were 5 feet. The City included this clause in the ordinance <br />when side yard setbacks were increased to 10 feet so that property owners <br />
