MINUTES <br />PLANNING COMMISSION <br />AUGUST 11, 2005 <br />Knudsen asked how much higher the addition will be over the existing <br />building. Burow replied that the addition will be 28 feet higher. Burow <br />reported that the addition is planned to work with Che existing grades so <br />that it will not be necessary to take out a lot of fill from the property. <br />Duray asked about the use of almninum panels. The City Planner replied <br />that the Code allows for Che use of architectural metal in the building <br />design as long as the building itself is not metal. <br />Burow reported that these architectural panels are a very high-end material <br />and provide for a crisp look. He noted that the Medtronics and Wells <br />Fargo buildings utilize similar panels. Burow felt ChaC the aluminum <br />panels are an upgrade from the decorative colored block on the existing <br />building. <br />Barraclough asked if the addition would be visible from Highway 36. <br />Burow replied that in 1992 St. Jude agreed to maintain a 100 foot setback <br />from its property lines. There are also significant trees on the property. <br />However, given the height of the proposed addition, it will have some <br />visibility from Highway 36. <br />There was no one present from the general public wishing to comment on <br />this matter. <br />Barraclough stated that he was sure St. Jude would use due diligence to <br />minimize the impact on h•ees. Burow agreed, and noted that St. Jude <br />shares the City's concern about trees and will do whatever possible to <br />minimize tree loss. Burow pointed out Chat the tree cover on the site was <br />one of the reasons St. Jude selected this property in the first place. <br />Knudsen asked about the proof of parking. Burow indicated that St. Jude <br />feels it needs the additional parking that they are showing. The proof of <br />parking shows the ability to add more parking if the use was change to <br />strictly an office use. The office use generates the need for more parking <br />than does the manufacturing use. The City Planner indicated that the need <br />to demonsriate proof of parking in the event of a use change is a Code <br />requirement. The Planner indicated that it appears that St. Jude can <br />accommodate additional parking if the need arises. <br />Duray recommended approval of the Amendment to Planned Unit <br />Development to allow an 85,000 square foot addition (45,000 square feet <br />manufacturing, 35,000 square feet office, and 5,000 square feet warehouse <br />space) to the existing St. Jude Medical facility at 177 County Road B East <br />as proposed subject to compliance with the recommendations of the City <br />Planner and the City Engineer, subject to approval of the Watershed <br />-6- <br />
