MINUTES <br />PLANNING COMMISSION <br />AUGUST 11, 2005 <br />manufacturing portion of Che space on the ground floor and the office <br />space on the second level. The 5,000 square feet of warehouse space will <br />be located on the north side of the building. In addition to the building <br />space, 1.82 new parking spaces are being added as well as a new service <br />road and entrance from County Road B-2. <br />Burow described the handling of additional storm water run-off indicating <br />that they are currently working wiCh the Watershed to ensure compliance. <br />Burow indicated Chat it appears the existing pond will have adequate <br />capacity; however, some additional catch basins may need to be added. <br />Knudsen asked the impact on existing trees. Burow reported that the site <br />is very unique in that it has many nice oak trees. Every effort will be <br />made to minimize the impacC on trees. However, some Crees will be lost <br />due to the need to add parking area and the second access drive. Burow <br />reported ChaC they are currently studying Che possibility of increasing <br />slopes to minimize the impact to trees. Burow also reported Chat in <br />constructing the addition, consideration will be given on a h~ee-by-tree <br />basis to ensure that every tree possible is allowed to survive. Burow <br />reported Chat the original landscape architect will again he uCilized for this <br />addition. The architect won a national award for the project, and Burow <br />anticipated that the same quality work will be done for the building <br />addition. Burow noted the City Planner's commenC in his report that the <br />landscape plan would have to be reviewed prior to issuance of an <br />occupancy permit. <br />Burow reported Chat the proposed parking and access drive would have <br />curb and gutter and bituminous surfacing. He also reviewed proof of <br />parking for the site noting Che potential for another approximately 375 <br />parking spaces. Burow noted the parking proposed is more than adequate <br />given the combination of manufacturing and office use of the site. <br />However, the proof of parking shows that additional parking could be <br />accommodated should the site ever be converted to solely office use. <br />Burow also noted that St. Jude Medical operates various shifts; therefore, <br />parking needs are also accommodated by work scheduling. <br />Duray asked if the additional 5,000 square feet of warehouse space would <br />be attached to the building. Burow replied thaC it would and noted that <br />this additional space will match and blend into the building. <br />Burow described Che exterior materials that will be used on the building <br />noting Chat the addition will match and be blended into the building. In <br />order to freshen up the exterior of the building, aluminum panels will be <br />added to the exterior. Existing brick will be repeated on the addition and <br />similar windows will be used. <br />-5- <br />
