MINUTES <br />PLANNING COMMISSION <br />DECEMBER 8, 2005 <br />Coatney described the revised site plan and noted that the front of the <br />building will Pace Highway 36 with the warehouse portion in the back. <br />The building will be constructed of Fabcon wall panels similar to the <br />building construction that exists along South Owasso Blvd. He presented <br />pictures of his Goose Lake projecC noting that this projecC will be similar. <br />Brent Thompson reported that the Fabcon technology has improved since <br />the South Owasso Blvd. properties were developed, and the panels have a <br />more exposed aggregate look to them. <br />Duray asked about architectural guidelines. The Planner indicated that <br />architectural guidelines do not apply in the B-W District. <br />Rheaume asked about signage for the building. Thompson indicated that <br />they would like to put up a monument sign that faces Highway 36. <br />Coatney indicated that the office/warehouse units would be individually <br />owned. <br />Knudsen felt the building appearance was bland, and suggested more color <br />or architectural treatments be added to give the building more character. <br />Socha indicated that she has seen the Goose Lake project and felt the <br />buildings were nice. <br />Coatney described the fenced-in storage area at the back of the building, <br />noting that it will be limited to the 10% of building area as required by <br />Code. The storage area will be blacktopped and would be used to store <br />trucks and trailers incidental to the individual businesses in the project. <br />Coatney indicated that everything in the storage area would be on wheels. <br />Thompson noted that they are agreeable to maintaining access for the City <br />to its lift station. <br />Barraclough asked about elevations and whether the view fiom Highway <br />36 would be of rooftops and air-conditioning equipment. Thompson <br />indicated that the air-conditioning equipment would not be on the roof. <br />He also noted that the elevation is higher in the area where the building <br />would be placed, therefore, the view would not be of the roof of the <br />building. Coatney indicated that the front of the building would be seen <br />from the highway. He also noted that there is a large berm on the property <br />that they would be leveling out. Barraclough suggested that the fapade of <br />the building be raised to hide the rooftop. Thompson indicated that the <br />view from Highway 36 will be looking up at the building. He indicated <br />that the area behind the building will drop down and noted the pond that <br />-4- <br />
