MINUTES <br />PLANNING COMMISSION <br />DECEMBER 8, 2005 <br />Wheaton indicated that he did not want to see vehicles fiom the new <br />development parking on Old County Road C. Freeman noted that there <br />will be adequate off-street parking for each of the proposed homes. <br />There was no one else from the general public present wishing to <br />comment. <br />Socha asked about parking on the circle cul-de-sac. Freeman noted that <br />with the 18 foot width and one-way traffic, there would be adequate room <br />for on-street parking on one side of the street. He also noted that the circle <br />allows for snow storage in the center of the cul-de-sac, which helps keep <br />the area open during the winter. <br />Duray felt that the project will be a good one for the area. Barraclough <br />agreed commenting that it was a much better project than the townhome <br />concept that was proposed a couple of years ago. <br />Knudsen noted that there are some open items, and asked the Planner if he <br />were comfortable with the project being sent on to the Council at this <br />point. The Planner stated that he was, and indicated that most of the open <br />items can easily be finalized. The Planner suggested that if the <br />Commission wished, the landscape plan could be brought back for their <br />review. The consensus of the Commission was that the landscape plan <br />could be reviewed and approved by the City Planner without Commission <br />review. <br />Duray recommended approval of the Preliminary and Final Plat for <br />Evergreen Hills Addition consisting of six (6) single-family lots subject to <br />compliance with the recommendations of the City Planner and Che City <br />Engineer. <br />Motion seconded by Socha. <br />Motion carried 5 - 0. <br />CONCEPT Mr. Sean Coatney appeared before the Commission for a concept review <br />REVIEW - of an office/warehouse project for the City's property on County Road B. <br />COUNTY The City Planner indicated that the initial submittal was for a warehouse <br />ROAD B - condominium project that included outdoor storage. Mr. Coatney has <br />SEAN since revised the submittal and eliminated outdoor storage other than the <br />COATNEY storage of company vehicles and trailers that are anticipated to be used by <br />the businesses occupying the six-unit office/warehouse project. The <br />Planner noted that the revised site plan continues to show a large fenced-in <br />storage area. <br />-3- <br />
