MINUTES <br />CITY COUNCIL <br />APRIL 27, 2005 <br />The foregoing resolution was duly seconded by Allan. <br />Ayes (5) LaValle, Allan, Montour, Blesener, Keis. <br />Nays (0). Resolution declared adopted. <br />PROPERTY Blesener opened the public hearing to consider the request of <br />DIVISION - Hillcrest Development to divide the vacant property adjacent to <br />3250 3250 Spruce Street into two lots. The property is zoned I-P and <br />SPRUCE is located at the intersection of Country Drive and Spruce Street. <br />STREET - The Planning Commission has recommended approval of the <br />HILLCREST property division subject to the recommendations of the City <br />DEVELOPMENT Planner and City Engineer. <br />Joe Klein, Hillcrest Development, reported that they would like to <br />subdivide the fiā¢ont vacant parcel into two lots. The property is for lease or <br />sale, and the subdivision of the property will provide Chem more flexibility <br />in marketing the property. Klein indicated Chat they are agreeable with the <br />recommendations of the City Planner and City Engineer. <br />Blesener asked if there was a gas line on the property, noting that if so this <br />property would be subject to the City's Pipeline Setback Ordinance <br />contained within the Subdivision Codes. Klein was not aware of a <br />pipeline, but indicated that he would find out if there was one on Che <br />property. <br />Blesener noted that the property is zoned I-P, Cherefore, outdoor storage is <br />allowed by Conditional Use Permit. Blesener noted the moratorium on <br />outdoor storage that is in place for the I-P District at this time. Blesener <br />reported that the City is currently studying the issue of outdoor storage in <br />relation to properties with freeway visibility. <br />LaValle asked about the billboard that is located on the proposed smaller <br />lot. Klein indicated that the billboard lease allows for the removal of the <br />billboard if the property is developed. <br />There was no one from the general public present wishing to comment on <br />this matter. <br />Upon motion by LaValle, seconded by Anderson, the public hearing was <br />closed. <br />Mr. LaValle introduced the following resolution and moved its adoption: <br />RESOLUTION NO.2005-4-95 -APPROVING THE PROPERTY <br />DIVISION OF VACANT PROPERTYADJACENT TO 3250 SPRUCE <br />STREET INTO TWO LOTS AS REQUESTED BY HILLCREST <br />
