MINUTES <br />CITY COUNCIL <br />JUNE 8, 2005 <br />The Council discussed the Poolside site and instructed the City <br />Administrator to contact them to determine their long-range plans. <br />Allan asked if Poolside were willing to sell, if the entire area would be <br />redeveloped with townhomes. The Administrator thought that <br />redeveloping the entire site with townhomes may not provide enough <br />value to make a TIF District work. <br />The Administrator noted that Area #2A would likely redevelop on its own <br />and not require any City assistance. However, expanding to Area #2B will <br />likely require TIF. The Adminisd~ator noted that he is not sure whether the <br />single-family homeowners would be willing to sell, and pointed out the <br />past Councils philosophies of not forcing people out of their homes. The <br />Administrator indicated that he would contact the property owners in Area <br />#2B to determine their interests in selling. <br />Areas #3A and #3B were reviewed. This area includes properties on the <br />northeast corner of Rice Street and Demont Avenue. The Administrator <br />reviewed the individual properties and their uses. He noted that 2550 Rice <br />Street is currently for sale, however, the asking price is very high. <br />Council reviewed this area and the consensus was that the redevelopment <br />area should be limited to Area #3A. The Council did not direct any <br />further action on this area. <br />The next area was #4, the northeast corner of Rice Street and South <br />Owasso Blvd. The Council reviewed this area and directed no further <br />action at this time. <br />Area #5 was reviewed which included the properties north of South <br />Owasso Blvd. and east of the railroad tracks. The Council commented on <br />the amount of outdoor storage that exists in this area. The Administrator <br />pointed out the businesses in this area are active, and any redevelopment <br />of these sites will require relocation costs. The Council directed the City <br />Administrator to obtain estimates of these costs. <br />Area #6 was reviewed, which includes the northwest corner of Little <br />Canada Road and Market Place Drive. It was the consensus of the <br />Council that AMF Bowling should be contacted to determine if they have <br />an interest in selling. <br />There was discussion about including Che Cwo strip malls to the east in this <br />redevelopment area. The City Administrator pointed out that these <br />properties are challenging give their shallow depth. He suggested that the <br />strip malls would be good candidates for the City's Business Revolving <br />
