The maximum standard driveway width allowed by ordinance is 24-feet and this standard should be followed for all driveways unless documentation for the need for a wider driveway is provided. 4. A concrete curb with depression inlets should be added around the filtration swale median in the parking lot or a perimeter ribbon curb should be added with parking stops. 5. There are nine regular parking stalls and 1 handicap parking stall that are being eliminated that serve the north building that is remaining. The City Planner should comment as to the adequacy of the overall parking provided for the area. Grading & Drainage Plan 1. The retaining wall along the east side of the new parking lot and building exceeds 4 feet in height and therefore a retaining wall plan signed by a licensed engineer must be provided. Details on the style, color, and type of all retaining walls should be provided. Utility Plan 1. The sewer service connection to the mainline system will be done within the Rice Street right-of-way and therefore will require a permit from the County. Documentation of permit approval must be provided prior to final approval of the plans. A traffic control plan should also be provided for review and approval for this work. 2. A tracer wire must be installed with the sanitary sewer service to allow for accurate locating. The tracer wire should be terminated with a tracer wire box to ensure it can be utilized in the future. Details 1. If any sanitary manhole castings are used they should be ESS Brothers 301. 2. A detail with elevations should be provided for the StormTech chamber on the north end of the new building. 3. The StormTech chamber system details indicate an infiltration pipe from the bottom of the rock storage bed to the outlet structure below the invert of the outlet structure outlet pipe. However the "design special" details for the outlet structures do not indicate a bottom structure elevation below that of the outlet pipe. Clarification should be made as to which detail is accurate and the other details modified to match. Storm Water Calculations 1. Drainage maps that are able to be scaled should be provided. 2. The time span for the calculations should be 0.00 - 24.00 hours. 3. The existing and post drainage areas should be the same for the overall site that is reviewed.
