MINUTES <br />CITY COUNCIL <br />JULY 22, 2015 <br />CANADIAN <br />DAYS <br />CELEBRATION <br />NIGHT TO <br />UNITE <br />PROPERTY <br />DIVISION/ <br />COMBINATION — <br />3088 & 3100 <br />LABORE <br />ROAD — <br />STANEK <br />Keis next announced that the City's annual Canadian Days Celebration <br />will be held in Spooner Park July 31st through August 2" d. Keis <br />indicated that the Celebration will be filled with many exciting events and <br />reported that a detailed listing of these events is available on the City's <br />web site. <br />Keis reported that Night to Unite will be held on Tuesday, August 4th, and <br />noted that many neighborhoods will be hosting get-togethers on this <br />evening. Keis reported that he and Council Members will be stopping by <br />Night to Unite events throughout the City. This event is a great way to get <br />to know your neighbors and help ensure safer neighborhoods. <br />Keis opened the Public Hearing to consider an application for Property <br />Division and Lot Combination subdividing 15 feet from the property at <br />3100 LaBore Road and combining it with 3088 LaBore Road. <br />The City Planner reported that the property division and lot combination <br />shifts a lot line slightly north resulting in more land for 3088 LaBore <br />Road. He indicated that currently 3100 LaBore Road is 126 feet wide and <br />3088 LaBore Road is 52 feet side. The currently is a side yard setback <br />non -conformity at 3088 LaBore Road as well as a lot width <br />non -conformity at the building line. The addition of the 15 feet to 3088 <br />LaBore Road will correct these non -conformities. The Planner noted that <br />even with the shift of the lot line, the zoning requirements for 3100 <br />LaBore Road will remain in compliance. The Planner noted that the <br />applicants will have to have the property surveyed in order to finalize the <br />property transfer. He indicated that City staff and the Planning <br />Commission recommend approval of the Property Division/Combination <br />subject to the lot split and combination being recorded concurrently at <br />Ramsey County. <br />Keis noted that with the addition of the 15 feet to 3088 LaBore Road, the <br />lots will only be 67 feet wide when the Code requirement is a minimum of <br />75 feet. The Planner pointed out the shape of the lot widens out similar to <br />a cul-de-sac lot. The lot will have a minimum of 75 feet in width at the <br />building line. <br />Montour felt that the property division/combination was a win/win <br />situation noting that it brings the property at 3088 LaBore Road into <br />compliance with the Code. <br />There was no one from the general public present wishing to comment on <br />this matter. <br />2 <br />
