Parcel A <br />Existing Building — 6,000 square feet (no change) <br />Outdoor Storage — 18,210 square feet — labeled as "existing" on plan* <br />*It is not clear from the plans that this amount of outdoor storage is the <br />approved amount, or the area currently in use. <br />Parcel B <br />New Building — 10,570 square feet <br />Outdoor Storage — 9,800 square feet <br />The plans show a new building, 18 feet in height, with a series of awnings over future <br />tenant entrances, and sign panel locations for up to five tenant occupants. It is staff's <br />understanding that Precision Tree would retain their existing building, and occupy <br />additional space in a portion of the new building as well. <br />The building plan shows an exterior material of rock -faced concrete block, glass entry <br />doors, and overhead access doors facing South Owasso as well. The site plan shows <br />parking all along the building front, so there may be an issue with overhead door access <br />and parking supply. The applicants should specify how these conflicts might occur, and <br />be addressed. The general I -P standards would not permit truck dock locations in the <br />front yard areas — the applicants would have to show the doors will be used for access <br />to inside loading only, and not for the storage of large trucks. <br />For PUD zoning, the City creates a customized zoning district that applies to the site in <br />question, detailing uses and performance standards that are specific to this area only. It <br />is expected that the PUD district for this site would incorporate much of the language <br />from the I -P, Industrial Park District, but with some accommodations to the outdoor <br />storage amounts. Masonry buildings would continue to be the standard, and other <br />performance standards of the I -P District would be adopted by reference. <br />The applicant also anticipates the subdivision of the parcels containing the two <br />buildings, but there would be access and business interchange between the two sites. <br />The PUD zoning would accommodate this operation and subdivision, allowing some <br />flexibility between setback areas. <br />The site in question totals 2.62 acres, or 114,100 square feet. The total outdoor storage <br />of 28,000 square feet is about 25% of the total site area. By parcel, the storage and site <br />areas are as follows: <br />Parcel A: 18,210 sf outdoor storage, on parcel of approximately 64,500 sf (28%) <br />Parcel B: 9,800 sf outdoor storage, on parcel of approximately 49,600 sf (20%) <br />The 1-1 District allows up to 60% of the lot area covered by outdoor storage. The I -P <br />District allows up to 10% of the lot area, or 25% of the building area, whichever is less. <br />This would be about 4,000 sf based on building area, (11,400 sf based on lot area). <br />
