Hanson, <br />This letter accompanies a development application for the property legally identified as <br />Lot 1, Bloclc 1 Market Place 3rd Addition, and located at the southeast corner of Market <br />Drive and Middle Street in Little Canada. <br />Mendota Homes, Inc. proposes the construction of 14 new "town-offices" on the site. <br />The offices will be divided into two buildings -one six-unit building located near the east <br />boundary of the property, backing up to a City-owned water detention pond, and one <br />eight-emit building running perpendicular to the six-unit building and located toward the <br />south boundary of the property. Each of the 14 office spaces will have an individual <br />entrance from the parking area and sidewalk 52 guest parking spaces, including four <br />handicapped spaces, will be located at the northwest corner of the property with access <br />from Market Drive. 50 employee parking spaces, including three handicapped spaces <br />will be located along the south boundary of the property, behind Che eight-unit building, <br />with access from Middle Street. <br />Each of the 14 office spaces will be for sale to individual owners. An association of <br />owners, operating as anon-profit corporation under appropriate governing documents, <br />will collect monthly association dues from each owner and will maintain the development <br />and provide exterior building maintenance, snow removal, lawn care, trash removal, and <br />building insurance. <br />The two-story office buildings are designed in a prairie style, with atwo-foot roof <br />overhang, soffit and fascia detail, strategically placed windows, and brick and stucco <br />exterior materials. Each office will include a Total of 1800-2000 square feet of workspace <br />on two levels. A tower level, consisting of 900-1000 square feet will also be included <br />with each office. These lower level spaces are designed for mechanical systems and <br />storage. The governing documents for the owners' association will include a prohibition <br />on finishing the lower level space as additional office space.
