The site will be completely landscaped. Specific components of the landscape plan <br />include a perimeter of planting materials along Middle Street and Market Drive to <br />provide screening and soften the parking areas. Additional plantings, including over- <br />stoiy trees and shrubs, landscape rock, and sod, will be placed in tiront of each office <br />entrance. <br />Signage £or the development will consist of a monument sign located at the corner of <br />Middle Street and Market Drive. This entrance sign will be four feet high and six feet <br />long and will be built into a landscaped area with landscape lighting for illurnination at <br />night. Each individual office will also have a three foot by three foot sign located next to <br />the front door, under the stairwell window, which will be illuminated by landscape <br />lighting at night. <br />The development site is presently vacant. It is bordered on the north and south by <br />commercial uses, on the west by another vacant parcel, and on the east by a City-owned <br />water detention pond. The larger surrounding area is dominated by commercial uses <br />including individual and attached offices. Some higher-density residential uses are also <br />present in the neighborhood. The proposed development is consistent with these <br />surrounding property uses. The style, massing, and height of the proposed buildings, <br />along with the placement of surface parking and orientation of the buildings is in keeping <br />with the character of the area.
