MINUTES
PLANNING COMMISSION
APRIL 8, 2004
will provide a good buffer between the two developments. Nydegger
presented pictures of the existing trees.
Matt White, Yorkton Ridge, indicated that there are over 28 children
living on Yorkton Ridge, and approximately 45 vehicles on the block.
White felt that regardless of whether the road in the Hidden Acres
development connects to Yorkton Ridge, it should also go out to Condit
Street. Without that connection, the majority of the additional traffic for
Hidden Acres will use Yorkton Ridge rather than Burke Lane.
White pointed out that there is no place for the children living on Yorkton
Ridge and Burke Lane to play other than the street. There is no park, and
the only access to trails in the Water Works property is via Country Drive.
White suggested that if the road for the Hidden Acres development is put
iu as a cul-de-sac, the connecting piece of right-of way for Yorkton Ridge
could be turned into a small playground area.
John Grant, Condit Street, noted that right-of--way would have to come
from his lot to allow a road connection to Condit for the Hidden Acres
development. Grant reported that the Sam Fasciana property has a 15 to
20 foot driveway access from Condit through the Grant property. Grant
pointed out the limited impact this driveway access has versus what a City
street would have with 50 feet ofright-of--way and 30 feet of paved
surface. Grant pointed out that the street would run right through his
garage. Grant also noted that he has nieces and nephews that would be
impacted by having a street run through his property.
Grant reported that he has discussed the option of extending the new road
to Condit Street with Gordie I-Iowe. Gra~it reported that he is not excited
about turning his property into a corner lot. He pointed out that the road
would be 31 feet from his side door. Grant pointed out, however, that
everything is for sale a~~d if the right offer wines along, he would sell.
Grant noted that the reality is that the existing driveway to the Sam
Fasciana property is not big enough to support a City street. He again
noted that a road to Coedit Street would make his lot a corner lot; and he,
too, has concerns for the safety of his family acrd wants to protect his
iuterests-
Maine Zoch, Condit Street, noted that the corner of Nadeau Road and
Condit Street is a very dangerous corner and she was concerned that there
would be an accident on this corner.
John Auish, Yorkton Ridge, felt the best solution would be to have three
cul-de-sac streets in a row, that is Burke Lane, the new street for Hidden
Acres, and Yorkton Ridge. Anish pointed out that if Hidden Acres is
-6-
