EXHIBIT A <br />June 30, 2014 <br />Roger Berres <br />1384 Sophia Avenue <br />Maplewood, MN 55109 <br />Re: 2955 Arcade Street — lapse of use <br />Dear Mr. Berres: <br />The past duplexing of the property at 2955 & 2957 Arcade Street was a legal non- <br />conforming use under the R-1, Single Family Residential zoning. City records indicated <br />that the residential duplex use was discontinued in December 2012 when the water was <br />turned off to 2955 Arcade Street and the unit was verified by staff to be unoccupied. <br />This letter shall serve as your official notice that given the time lapse in use, the <br />duplexing of the property cannot be reestablished under city code, Little Canada <br />Ordnance 903,010, H. - Non -Conforming Buildings, Structures and Uses states <br />"Whenever a lawful non -conforming use of a structure of land is discontinued for a <br />period of one (1) year, any future use of said structure or land shall be made to conform <br />with the provisions of this Ordinance.".
