MINUTES <br />PLANNING COMMISSION <br />MAY 13, 2004 <br />as a result of the loss of trees. Nardini stated that she opposed the <br />development as proposed, and felt it should be developed in a more <br />reasonable manner. <br />Engstrom asked about the grading of the hills on the property and how the <br />grading would transition toward his property. Engstrom also requested <br />more information about landscaping. DeBennet indicated that the <br />development would drop the hills by about 8 feet and there may be the <br />need to add retaining walls. DeBennet indicated that grading details are <br />still being worked out. <br />Engstrom pointed out that there is a sanitary sewer easement and an 8-inch <br />sewer line between his property acrd the Lindquist property. Engstrom <br />asked the impact of grading on this sewer line. <br />Knudsen noted that the Planning Couvnission needs more information <br />relative to the drainage issues. He indicated that drainage is a significant <br />concern in this area, and the Commission should have this information <br />before making a recommendation. <br />DeBennet stated that they are working with the Watershed to resolve the <br />wetland designation on this property. <br />Knudsen recommended tabling the Preliminary Plat for Gervais Hills <br />consisting of twelve single-family lots pending additional information on <br />drainage and wetland issues until the Jwre 10, 2004 Planning Commission <br />meeting. <br />Motion seconded by Weihe. <br />Motion carried 6 - 0. <br />AMENDMENT The City Planner noted a previous Amendment to the Zoning Code <br />TO ZONING relative to public uses in certain zoning districts in the City. The Planner <br />CODE - indicated that this wording is included in several other Zoning Districts, <br />PUBLIC USES and recommended that those be clarified as well. The change clarifies the <br />public uses to such things as utility cabinets and installations, etc. <br />Mr. Duray recommended approval of an ordinance amendment Chapters <br />905, 910, 913, 913-A, 914-A, and 918 of the Little Canada City Code, <br />known as the Zoning Ordinance, by providing for public utility structures. <br />-16- <br />
