The applicant is seeking a change to <br />the sign layout that was originally approved. The property is located in the B-3 General <br />Business District, and is subject to the City's Architectural Guidelines for signs. <br />The original sign plan included one monument sign and wall signs on two different sides <br />of the building. The applicant is now seeking to change the monument sign to a <br />directional sign and build a new freestanding sign near Trunk Highway 36 to create <br />better visibility. <br />ANALYSIS <br />Signage. The submitted plans show wall signage on the south and west sides of the <br />building. According to the Architectural Guidelines, buildings having frontage of 50 feet <br />or more shall have a sign area not exceeding 1 1/2 square feet per lineal foot of building <br />frontage or 125 feet, whichever is less. The front of the proposed building is 110 feet in <br />length, in which case the building is allowed up to 165 square feet of sign area. The two <br />wall signs would comprise approximately 102 square feet of area, meeting this <br />requirement. By code the applicant is allowed two wall signs, one for each wall along a <br />street. <br />A pylon sign at the southeast section of the property is proposed. By code the subject <br />site is allowed one freestanding sign. The proposed sign will be 18 feet in height with a <br />12 foot by 5 foot illuminated sign area at the top. The sign appears to meet the 5 foot <br />1 <br />
