Berres Development Contract <br />inspecting the rehabilitation work to determine compliance with the Minnesota State Building <br />Code. Owner agrees to abide by the Building Official's determination of any code corrections <br />identified during the course of the rehabilitation work and acknowledges that the Building <br />Official's judgment is final. <br />3. Owner agreess to retain Housing Resource Center to act as general contractor on the <br />job. The cost for all oversight services to be performed for the Rehabilitation Project shall at -an <br />adde-d cost of $3,175 and be split 50/50 between Owner and City. : : - : : ho -se <br />services and the initia <br />No outside contractors are to be <br />retained by Owner without the approval of the Housing Resource Center. All contracts for the <br />rehabilitation work on The Property shall be processed by Housing Resource Center. Housing <br />Resource Center shall be responsible IRS -1099 reporting. Owner agrees to not interfere with <br />contractors retained by Housing Resource Center. Should Owner have any performance <br />concerns with work performed by Housing Resource Center contractors, Owner shall discuss <br />them with only the designated representative of Housing Resource Center. Any interference by <br />Owner with Housing Resource Center contractors shall be grounds for cancelling this agreement <br />and Loss of the possibility of duplex status. <br />4. <br />re worl <br />ork; <br />Owner agrees to deposit an amount adequate to fund the final work scope. That amount shall be <br />determined utilizing the methodology as indicated in Exhibit D. The deposit amount shall be <br />held <br />• <br />in a joint account with City for purposes of ensuring adequate financial <br />resources are available to complete the agreed upon work scope for The Property. (T -he <br />calculation of the depcssrt-amount is attached as Exhibit D.) Furthermore, Owner shall provide <br />evidence of purchases for the materials to be applied to this job as defined by the attached work <br />scope. A deduct will be made for owner supplied materials based evidence of purchase and <br />approval by the Housing Resource Center for applicability of same.
