As noted, the applicant proposes to share some of the storage with a lawn care <br />company. This use would be "off-site" outdoor storage, and is allowed in the City's <br />industrial district by Interim Use Permit. As a PUD, this Interim Use will be governed by <br />the PUD permit, but processed according to the requirements of the Interim Use, as <br />listed in the 1-1 zoning district. The standards for such IUPs are as follows: <br />Off Site Outdoor Storage, provided that: <br />1. Off-site outdoor storage shall require a license in addition to any other <br />business or outdoor storage license required by the City, <br />2. This interim use permit may not be utilized for the off-site storage of <br />motor vehicles or parts of motor vehicles. <br />3. The owner of the storage material owns and operates a business (the <br />"operator") in Little Canada zoned I-1, Light -Industrial, or I -P, Industrial <br />Park. <br />4. The location of the off-site storage is zoned I-1 (the "off-site location"). <br />5. The storage area meets all of the conditions for outdoor storage listed in <br />Section 914.040.G as if it were accessory to the principal use on the <br />subject parcel, with the exception of 914.040.G.4 of this Ordinance. <br />6. Both the operator's parcel and the off-site location are found to be in <br />full compliance with all applicable zoning regulations at the time of <br />application, and have had no history of zoning violations in the previous <br />twelve (12) months. <br />7. The owner of the property and the owner of the storage material execute <br />a development agreement with the City specifying any additional <br />conditions for use and operation of the storage area, including a <br />termination date for the interim use permit not more than five (5) years <br />from the date of approval. <br />The use, because it is allowed in the 1-1 district, is allowed in the PUD district <br />under the same regulations. The applicant has an eligible site, with the <br />understanding that the tenant would be a Little Canada -based business. As <br />noted in the text of the ordinance, the applicant and tenant will need a specific <br />license for the off-site outdoor storage, as well as for the applicant's own outdoor <br />storage, subject to the requirements of the code. <br />For reference, the requirements of 914.040.G. are as follows: <br />G. Open and Outdoor Storage as an accessory use, provided that: <br />1. The activity of outdoor storage shall require a separate business license issued <br />by the City of Little Canada. <br />2. The storage area in question occupies an area no greater than sixty (60) percent <br />of the gross square footage of the subject parcel. <br />3, The storage area shall not occupy any portion of the yard between the front <br />building line and the adjoining public street, or the side building line and public <br />street on a corner lot. <br />
