Green Company March 31, 2004 File: 803950)-0325 Honorable Chair and Planning Commission City of Little Canada 515 Little Canada Road Little Canada, MN 55116 RE: HIDDEN ACRES SUBDIVISION Dear Planning Commission Members: As requested we have reviewed the preliminary plat for the proposed Hidden Acres development that is located between Burke Lane and Yorkton Ridge and is abutted by the Saint Paul Water Works property on the west. Plowe Engineering, Inc. and E.G. Rud & Sons, Inc. prepared the preliminary plat. Based upon our review and discussion with other staff, we would offer the following comments: All watermain thru the site should be a minimum of 8" in diameter. In addition we would suggest that the existing 6" watermain on the north end of the development be removed and 8" watermain be installed to the 8" watermain in Yorkton Ridge. 2. No tee should be added to the watermain at the connection point on the south end of the plat. 3. The street radius on the cul-de-sac should be increased from 41 feet to 45 feet. 4. The street alignment should be modified to allow the standard street width near the existing manhole just south of the proposed development. The manhole lid should be kept out of the curb, behind or in-front would be allowed. The top of the manhole may need to be spun and steps added to accommodate this. 5. Storm sewer calculation must be provided for the site to verify the pond design and discharges from the site. A rather large section of the south end of the development drains off the development onto the existing Burke Lane. It must be demonstrated that this runoff to the south is not increased from the current conditions or that the existing drainage system can accommodate the increased flow.
