Issues related to grading, drainage and utilities should be subject to review and <br />comment by the City Engineer. <br />Park Dedication. No park land dedication has been proposed as part of the <br />subdivision. The applicant will be required to contribute parkland or cash in lieu of land <br />dedication as determined by the Parks and Recreation Commission and approved by <br />City Council. <br />RECOMMENDATION <br />Based on the preceding review, our office recommends approval of the "Hidden Acres" <br />preliminary plat subject to the following conditions <br />1. The City Engineer provide comment and recommendation regarding whether or <br />not the ponding area within Lot 1, Block 1 should be established as an outlot. <br />2. Required setbacks be illustrated on the preliminary plat. <br />3. The City Engineer provide comment and recommendation in regard to grading, <br />drainage and utility issues. <br />4. The applicant meet the park dedication requirements as established by the Parks <br />and Recreation Commission and approved by City Council. <br />5. Comments of other City staff. <br />pc.
