MINUTES <br />PLANNING COMMISSION <br />AUGUST 12, 2004 <br />about additional rwt-off from added impervious surface and roofs. <br />Lancette noted that additional garage space increases the potential for <br />home occupations. <br />Ed Imman, LaBore Road, pointed out that the Lancette's have both au <br />attached garage and a detached garage. Inman indicated that the Kulousek <br />lot is large at 210 by 135. Iumau felt it was better to store equipment <br />inside a garage than to have it stored outside. <br />A property owner on Valento Lane expressed concern about their house <br />overlooking the proposed garage. <br />Barraclough asked about the development of the remainder of the Lancette <br />and Iumau properties. <br />The City Planner noted that the City's thoroughfare plan for the area <br />shows typical-sized lots. it this point, however, the City does not know <br />the lot sizes that will be developed ou this property. The Planner guessed <br />that they would be smaller than the Kulousek property and closer to the <br />City's standard lot size. <br />Dm'ay indicated that iu reviewing the City Plam~e~'s reporC it appears that <br />the proposed garage would fit into the area. Knudsen agreed noting that <br />the total garage space is less than 1,500 square feet. <br />Wojcik recommended approval of the Conditional Use Permit allowing <br />two garages on a property, one detached and one attached to the house, as <br />proposed by Mr. James Kulousek for 782 Allen Avenue, subject to <br />compliance with the recommendations of the City Planner. <br />Motion seconded by Duray. <br />Motion carried 6 - 0. <br />CUP FOR Mr. MikeMelloy, Coliseum Billiards, 2900 Rice Street, appea~'ed before <br />ALCOHOL the Commission requesting an Amendment to Conditional Use Permit to <br />SAL>CS - allow for alcohol sales as part of his billiard hall operation. Melloy <br />COLISEUM. indicated that he would like to sell 3.2 beer at the billiard hall. Melloy <br />BILLIARDS indicated that some time in the future, he may expand his snack bar to a <br />restaurant, which would then allow him to add a wine license and expand <br />alcohol sales to strong beer and wine. However, this request is limited to a <br />3.2 beer license. <br />-3- <br />
