Steve Grittman <br />City Planner <br />515 Little Canada Rd. <br />Little Canada, Mn 55117-1600 <br />RE: Property at 3173, 3175, 3177 Spruce Street <br />Dear Mr. Grittman: <br />As per our meeting on August 16, 2004, I am hereby making application for change in <br />the existing CPU for the above referenced property. <br />As we discussed and agreed that the existing conditional use permit as is written makes it <br />inefficient and cumbersome for me as a property owner and also for city staff. <br />As per the planning report dated March 23, 2000, which I believe is a representation of <br />the current CPU; Since I have not had the privilege of inspecting the completed signed <br />CPU, I will use this as a reference in my requests herein. <br />The items that were either recommendations or code compliance issues that were <br />required to be completed no latter than August 1, 2000, were still existing on the property <br />when I purchased it July 2, 2003. <br />Since our purchase of the property we have: <br />• Resided the building. <br />• Installed all new windows. <br />• Installed all new doors. <br />• Installed all new garage doors. <br />• Installed new air conditioning units. <br />• Installed new signage. <br />• Installed new lighting in front and rear. <br />• Repainted the entire building top to bottom. <br />• Installed new asphalt front and in rear of building. <br />• Redesigned the parking lotto facilitate 32 parking spaces including handicapped <br />above and beyond the original 26 required spaces. <br />• Properly striped and marked the parking lot. <br />• 'l'ore out all old landscaping and sodded areas, brought in new quality fill to create <br />burmed and landscaped area along the front of the property. <br />• Installed new shrubbery, sod and landscape boulders. <br />• Installed underground sprinkling system in landscaped area. <br />• Installed new mailboxes. <br />
