• We re-graded for proper drainage in rear area and installed class 5, 4-6 inches <br />deep. <br />• We removed over 150 yards ofjunk and debris in rear storage area. <br />• Reorganized rear storage area as per our agreement. <br />• Required all tenants to sign the attached exhibit A addendum to there lease per <br />our conversation as to prevent any future non-compliance to the proposed CPU. <br />The request for change is as follows; <br />We are requesting that the CPU permit would allow outdoor storage in the rear and <br />side portion of the property in the amount not to exceed 22000 sq ft of space to be <br />used for unlimited storage space, not Co be dictated as the amount or quantity of any <br />one type of vehicle or equipment. (See attached survey). <br />We would also request as long as no repairable vehicles are stored with in 25 ft of the <br />side lot lines, no additional screening would be required at the site. That area along <br />the side lot lines could be used for operable vehicle storage only. <br />The support in reasoning behind changes is as follows; <br />Use of the area with in the side yard set back is requested due to a hardship that the <br />owner of the property did not create himself but inherited due to an easement for the <br />City of St. Paul for its water main which does not allow us any use of the rear <br />approximate 45 feet of our property. <br />Secondly we are requesting that the storage not be limited to certain amounts of not <br />one type of vehicle or one type of truck. This is where this becomes burdensome to <br />tenant, owner and city staff that any small business is likely to have more equipment <br />or vehicles or less equipment or vehicles at any given time if we dictate as the <br />original CPU seems to do and if at any time one of my tenants purchases a second <br />dump truck technically he and I could both be in violation of the CPU even though <br />that piece of equipment was properly stored on the property. <br />By dedicating the amount of square footage instead of the amount of vehicles and or <br />equipment which would be unique to this particular property and could even be <br />considered a hardship because this is a mixed use building and at this time we have <br />two excavators and one auto body shop. <br />
