Addendum <br />For Spruce Street Property <br />Little Canada, Minnesota <br />Storage requirements; <br />• All storage shall be kept neat and orderly. <br />• No car, equipment parts or any other small items may be kept in the storage <br />area unless it's kept in a trailer or palletized. <br />• Any and all scrap which includes car parts, tires, batteries etc shall be removed <br />from the site at least every two weeks. <br />• No oils, antifreeze, fluids which could be considered hazardous waste shall be <br />stored in this area unless kept in OSHA or PCA approved containment facility. <br />• No repairable vehicles shall at anytime be stored within 25 feet of either side <br />lot line. Those areas are reserved for operable equipment and vehicles only. <br />• The rear drive area which runs thru the storage area shall be kept free and <br />unobstructed at all times. <br />• All owners of any property stored in our storage area shall cooperate with any <br />and all snowplowing or organizational efforts timely or shall be liable for any <br />costs incurred by management to facilitate those moves. <br />• No equipment or repairable vehicles shall be stored in the front area of the <br />building for any period of time. <br />• Completed repaired vehicles waiting for delivery maybe stored in fi"ont area on <br />a short term basis only. This area will not be used as a display area for <br />automobiles for sale. <br />• All tenants will be responsible for and comply with any conditional use permit <br />that is issued by the City of Little Canada in a timely manner. If corrections <br />are not made timely, the responsible tenant shall reimburse management for <br />any all costs incurred to bring the property within compliance with the CPU. <br />• Any non compliance with the terms specified herein shall be a default in the <br />lease and grounds for immediate eviction with out notice. <br />Empire Holding LLC <br />Tenant <br />Date <br />Date <br />
