MINUTES <br />PLANNING COMMISSION <br />OCTOBER 14, 2004 <br />requested by Shurgard Self Storage subject to compliance with the <br />recommendations of the City Planner as outlined in his report dated <br />October 1].2004. <br />Motion seconded by Rheaume. <br />Motion carried 6 - 0. <br />CUP - James and Tammy Pugleasa, 2727 Lakeshore Avenue, appeared before <br />2727 the Commission requesting a Conditional Use Permit to allow <br />LAKESHORE construction of a garage exceeding 1,000 square feet iu size. James <br />AVENUE - Pugleasa reported that they purchased the property about two years ago <br />JAM. ES AND and have made extensive improvements to the house and have removed <br />TAMMY a delapitated garage. They would like to replace this garage with a 4-car <br />PUGLEASA garage (26 feet by 48 feet) to house their vehicles as well as lawn and <br /> recreational equipment. Pugleasa reported that be has discussed his <br /> proposal with his neighbors, and they understood the reasoning for another <br /> garage and did not voice any objections. Pugleasa indicated that he <br /> understands the issues relative to lot size raised by the City I?lanner. Even <br /> though the lot is small, Che house has a small footprint, and the placement <br /> of the garage would have the narrow side facing the street with the wide <br /> side of the garage not visible from any right-of=way. The exterior of the <br /> garage would match the existing house. Pugleasa felt the garage would be <br /> an improvement to his property as well as to property values in the area. <br />IZnudsen noted that the Pugleasa's have already had the concrete slab <br />poured for the garage. In the event that the oversized garage is not <br />approved, the contingency would be to use the extra slab area for a dog <br />kennel. '~Ceu-foot setbacks are proposed for the garage. <br />Pugleasa again commented that the garage would be an improvement for <br />his property was well as the area. I3e noted that even though the house has <br />a small footprint, it is afive-bedroom house. Pugleasa indicated that his <br />family has four vehicles and he felt storing these vehicles in a garage is <br />preferable to having them parked outside. Pugleasa indicated that he <br />would also store lawn equipment and bicycles iu the garage. Pugleasa felt <br />it was better to have one garage for his storage needs, than one garage and <br />one storage shed. <br />Keis indicated that the problem is the precedent that would be set by <br />allowing an over-sized garage on a small lot. Pugleasa indicated that he <br />understands the concern, but felt that the neighborhood would bereft by <br />the garage as well. Pugleasa pointed out the placement of the garage deep <br />into the yard with the narrow side of the structure facing the street. <br />-2- <br />
