DZINUTES
PLANNING COMMISSION
OCTOBER 14, 2004
Keis asked if any windows were proposed in the garage. Pugleasa
indicated that there would be no windows initially, but would be added
later.
Barraclough indicated that he had a problem with the precedent that this
garage would set. Banaclough asked about allowing a garage that would
be less than 1,000 square feet iu size and then placing a storage shed on
the excess garage slab and connecting the two structures.
The City Plauuer stated that two structures that abut are still considered to
be one building even if there is no access between. The Planner noted that
under the Code a property is allowed one garage up to 1,000 square feet
and one accessory shed up to 120 square feet. The Planner suggested that
if the Commission is looking for a compromise, that one option would be
to allow a garage of 1,]20 square feet in size (approximately 26 feet by 43
feet). This represents the combination of the 1,000 square foot garage and
120 square foot shed. One condition would be that no storage shed would
be allowed ou the property. One plus for the City would be that there
would be one structure on the property that would be sided to match the
existing house.
Pugleasa reported that his preference would be for the size garage that he
has requested. He would have to figure out what he could put on the extra
slab if the garage he is limited to is 26 feet by 43 feet.
13arraclough recommended approval of a Conditional Use Permit to allow
construction of a garage exceeding 1,000 square feet in size, that garage to
be 26 feet by 43 feet as suggested by the City Planner, subject to
compliance with the recommendations of the City Planner as contained in
his report dated October 1 1, 2004, and subject the property owner waiving
rights to au accessory storage shed for this property.
Motion seconded by Knudsen.
Motion carried 6 - 0.
CUP FOR The Public Wor]<s Director appeared before the Commission requesting
ANTENNA approval of a Conditional Ilse Permit to allow installation of a 40-foot
TOWER- high antenna tower at the Little Canada Water Booster Station located
141 LITTLE at 14l County Road B East The Director reported that it is necessary
CANADA to have a communications system between the City's water tower and
ROAD - booster station. This system communicates water levels in the tower
CITY so that the pumps in the booster station can maintain those levels. The
-3-
