Park Dedication. Recognizing that the creation of a new single family lot may impact <br />the City's park and trail system, Parcel A is subject to the City's park dedication <br />requirements. As a condition of subdivision approval, Parks Commission should <br />determine the appropriate dedication requirement for this project. <br />RECOMMENDATION <br />The proposed lot split meets the required minimum lot width for simple subdivisions <br />platted after March 1, 2008. Both lots exceed minimum R-1 District lot area and satisfy <br />the new setback on the north side of the property. <br />Planning Staff recommends the following conditions with approval: <br />1. The City Engineer provide comment and recommendation in regard to proposed <br />drainage and utility easements. <br />2. Park dedication requirements of the City (applicable to Parcel A) shall be <br />satisfied per Parks Commission recommendation. <br />3.
