Access. The subject site is presently accessed from the northwest via Edgerton Street. <br />As previously mentioned, there is currently no garage on the property. The subdivision <br />would require that the curb cut access for the existing home be relocated to Parcel B on <br />the south, and the future home on Parcel A would either use the existing driveway, or <br />reconstruct it to a location appropriate for the home to be built on that lot. <br />One comment with regard to the access and garage for Parcel B. The lot shows the <br />existing home with an 18 foot setback to the new lot line, and an existing 70 foot <br />setback from Edgerton Street. To provide for any future garage on this parcel, the <br />owners may construct an attached garage on the front of the home, maintaining <br />setbacks of 10 feet from the side lot line and 30 feet from the front, or a driveway may <br />bypass the house, providing access to a rear yard garage location. The owners are <br />cautioned that the subdivision may not be used as a rationale for a setback variance <br />request. <br />Lot Requirements and Setbacks. According to the Ordinance, simple subdivisions <br />are subject to a different set of lot requirements than larger subdivisions. As shown <br />below, Parcels A and B meet the minimum lot area and lot width requirements of the R- <br />1 District (for simple subdivisions created after March 1, 2008). According to the City's Subdivision Ordinance, easements for utilities at <br />least six (6) feet wide are commonly required along all lot lines in a division or <br />subdivision.
